| Hi all, just a question which i want to get to know and i think it s worth discussing. What about real estates and properties in china ? Is it all possession of government( i really dont know !!) ? How can a foreign person buy any estate type in china? Which regulations are there ? Are there regional differences like in mainland and Shanghai ? Best regards Archipel |

| THere are not only regional difference, I guess there is also a quick change in time. A friend told me that you can buy property but you actually only buy a time restricted usufruct for some 50 or more years. This can be extended later, but on the other hand the government has a very strong right of exproppriation, so that even if the contract still runs but "they" have a new project for your area - you are out;-) But they offer some kind of compensation. In Hangzhou a few years ago, a foreigner also had to buy property only by a real estate agent...I dont know why.... |

| In Beijing,as a foreigner,you can buy a property easily!It is only need your passport,of course,it is better that you worked in Beijing:-) And if you want to get a loan from the bank,you must pay for 40% of the totally price,and the loan year is 10 years! In China,the glebe belongs to the government,you only have usufruct,if you want to buy a house,the usufruct is 70 years,and the others are 40 years or 50 years! In shanghai,I think it is same to Beijing. |

| Ok!I am very happy to talk abou this: 1.Which area you want to buy???I only know Beijing Real Estate Market! 2.If you have choosen the area,ok,take a house map,and then go to the Selling Centrel of the property,they will give you very all-around introduction.You should have you own judgement,don't believe all of them. 3.Investigate the market where you want to buy!It is the most important,and then make your determination. 4.If you have decided to buy the property,you should have a contract with the company,the contract is made by the Govern.You needn't worry about it!if you can pay the whole money,ok!!!if you want to have a loan from the bank,you also need to have a contract with the bank,and you should pay Lowyer Fee(0.3%of your loan) and Insurance Fee! 5.Ok,waiting for live in the house!when the company give you the keys,and you should pay Property Tax(1.5%of totally price) and Public Maintain Fund(2% of totally price). 6.After half a year or one year,you can get the Property Certificate!!! Ok,have a good life in Beijing! |
