After that will be heading towards to Macau, then will going to Guangzhou. After meeting my friend there, then we will heading toward to HK again, after than back to Shanghai and return to home at Malaysia. The journey route is a bit complicated, but no choice because of the time consuming. So what time of entries visa i should apply. Double or multiple??? But as i read from the website, to apply multiple we need to have real estate or relative which is resident in mainland which i don't have.

UNLESS there are differnt rules for Malaysians, this should not be a problem if you submit a travel itinery (a sequence of cities will do) where it asks you for where you will be staying. I have never heard of the two conditions you mention and I have twice obtained a multiple entry tourist (L) visa.
