advise on travelling from sapa-kunming-lijiang and tiger leaping george

hi there,
we are trying to plan our trip to kunming from sapa then to lijiang and the tiger leaping gorge. unfortunatly we only have about 6 days then we need to head to beijing.
does anyone have any advise on a route from kunming and the easiest/cheapest way to travel from sapa to kunming-lijing-tiger leaping george-beijing.
Any advise will be very much appreciated
