What should foreigners need to know when rent an apartment in Qingdao ?

1. When foreigners rent an apartment, the post rental service is much more important than a good apartment, make sure you have a good agent, or landlord, especially if your Chinese language skill is limited.

2. Know detailed information about the apartment and the complex you live in. You may face extra costs that would be easier to deal with if you knew about them in advanced. For example your property maintenance fee might be freakishly high, or you have no heating in winter because you didn’t pay the winter fee (you must decide whether you will need the heating in winter before October 10th ,and let the heating company know , you can’t open or close it after October 10th ).

3. Decide on your payment method according to your situation. When the landlord asks you for one years rent, don’t be surprised. Chinese landlords are becoming more and more picky because thare are more and more tenants in Qingdao which situation asks for more and more apartments. This makes Chinese landlords more and more picky.(I meant that there are more and more tenants coming to Qingdao,including Chinese and foreigners , it makes the rent market a little competitive , the landlords have more chances to pick the better payment method , am I right ? )

4. Check to see if objects in the apartment are in working order. Generally, if something is broken during your contract the landlord will place the blame on you. Talk to your landlord in detail before you sign a contract, make sure everything is working well and ask if any broken objects can be fixed or replaced. Also, take photos as evidence just in case complication arises.

5. If something is broken during your contract that you cannot fix yourself, contact your landlord or agent immediately and try and find honest professional repair man who won’t over charge you.

6. Pay on time. If you haven’t paid your electricity bill, don’t be surprised if your power gets cut. If you followed the first tip and have a good agent or landlord, this process will be a lot easier. Alternatively, if you are fortunate enough to have an Ayi (Cleaner) you could ask her to take care of the bills for you.

7. Keep in good terms with your landlord. There are many benefits in keeping in touch but most importantly it will help you get your security deposit back when your contract ends, granted your apartment doesn’t look like a hotel room for a touring Punk Rock band.
PS : another important tip : when you sign the contract , make sure the landlord is the original landlord ,and he or she can provide the property ownership certificate ,household register and ID card ----not only because of the safety issue , but also you need those documents to register in the police station if you have to register .
